Tenant Fees and Application Procedure

*You may have heard that there is a tenant fee ban coming into place.  This is expected to become law at some point during the spring of 2019.  Our fees and application procedure will change accordingly when the ban comes into force.

In order to process your application for a property*, you will need to:

•      Pay the referencing fee of £85 per person (over 18)
•      Complete a referencing application
•      Provide the necessary documentation:
                                   o  Utility bill with name and address
                                   o   Latest bank statement
                                   o   3 months payslips
                                   o   Most recent accounts if self employed

•      Provide proof of ID (Passport, Driving Licence or Birth Certificate) and/or complete the ‘Right to Reside’ test

Paying the referencing charges does not guarantee you will be granted the tenancy.  The decision to grant the tenancy will be dependent on satisfactory references, the landlords consent and subject to contract.

Holding Deposit

If you would like to hold the property and stop any further applications whilst your application is pending, you can pay a holding deposit of £250.  Please do not pay the holding deposit if you are aware of any reason why your application may not be successful.  If your application is successful, then your holding deposit will pay towards your first months rent and tenancy deposit.  If you are not successful then 50% of the holding deposit will be repaid and the remaining 50% retained for administrative fees and lost time/potential tenants.
If you pay the holding deposit and later decide not to progress with the property you have applied for then you will not be granted any part of the holding deposit back.

If you require a guarantor then there will be an additional fee of £65 in order reference them and draw up a guarantor agreement
Prior to Check-in

If you are successful, the first months rent in advance and deposit will be due before check-in. Payment of advance rent and deposit will hold the property for 2 weeks.  The tenant must move in within 4 weeks of paying the advance rent and deposit (including holding deposit), otherwise the tenancy will not be held and the deposit and rent in advance will not be returned.
